Land buy more likely

ACI apparently wants some changes made to the contract the city commission improved in Oct. to buy land in Goff Industrial Park for development purposes.

It seems with the new commissioners coming on board the elected body will be more favorable as a group to working with ACI and making economic development deals that might benefit commercial, not just industrial, development.

At the time, I thought the overall strategy made sense but questioned some of the particulars of the deal. ACI unfairly has an image problem and the contract seemed to give them lots of power over what the city did with the land. Perhaps the perception problem isn't as big a deal as I think, but it would be nice if ACI could win more support of the town.

I think ACI has shown that their real interest isn't in whats best for Ark City - but whats best for them!

Which I don't really have a problem with as they do own the property!

But, Why do they see the City and Tax payer as the only way to develope that property?

If they can't "Get'r Done" they should sell it to someone who can
develope it!

They want to call themselves the Economic Developement Group for Ark City? (Only if they can use or access taxpayer dollars!)

Let me see if I can get this straight. People are making ACI sound like the bad guys trying to make all the money. But as I see it, ACI is selling the property at HALF the proposed purchase price from the big box developer. The city does not have to make any payments on it until it is sold, then ACI gets half of the profit. If I understand that correctly, the city will profit 1/4 of the sales amount (if it sells at the original proposed price) without making any cash investment. In these days of ME ME ME it is refreshing to see someone trying to let the city get ahead. What evil are people finding in this?

Why all the restrictions?

I once ask someone who was invovled in Banking! Why do people, groups etc. offer or advertise "Free Land" or maybe in this case a reduced price. (Like for a hospital (Public) or like a shopping mall (Private).

His answer was kind of revealing -

It's about all the money they plan to make off extensions or other businesses that those type of developments might attract!

I don't - I wouldn't have a job if someone wasn't making a PROFIT!
Including Me! (or be able to buy things and pay my bills!)

But the point is not about making a Profit its who is making (paying for) the investment! Is it "Fair" and equitable regarding the money and risk? (risk vs. reward).

I'm only speculating but my GUESS is that ACI wants to retain all the "Rights as Developer" of that land! (They kind of want to sell it but kind of want to keep it -at least control it! Maybe just in case that Mother Load of a Deal shows up?)

So,

They still want the City involved to pay for part of the expense and as a drawing card for potential businesses/factories/retail stores! (Whatever it might be -I'll bet they also get the first right or opportunity to approve or refuse it!)

Now go ahead and straighten me out! (I've been waiting for someone but no one steps up!)

Can you tell me who actually has ownership in a DEAL like that?

One last note: In these days of WE, WE, WE, it might be helpful to know who the WE really are and their REAL MOTIVES/PLANS!

Restrictions? I'm glad ACI is trying to have a hand in this. Do you really want the city controlling business? ACI is made up of local business leaders. Curtis Eaton, Bill Docking, Jay Warren, Mark Paton, Lee Gregg and many others. I think we should let the business leaders help decide how to grow business.

Now that Home National Bank is gone (which did not affect ACI) who are you going to call the bad guy?

when are we going to run out of anonymous guessers? most of the facts have been out there for years. when you say "i'm just guessing" you are just trying to confuse people. and i have news for you.... the people are tired of being fooled! property is just property. someoobody owns it somebody buys it. this time the city (taxpayers) come out ahead. thank you aci and the intelligent members of the city commission for doing what we want for a change.

I hope Commissioner Warren abstains from voting since he has stock he tried to give to the city a year or so ago. Wouldn't that be a conflict of interest?????

This will pass easily. The city wants to bring in a big box store, given them millions in tax breaks while in the mean time down town continues to close up. My problem is with the big box stores or tax breaks but with allowing our downtown to die. They really should be doing something to help it and bring in more stores and maintain the ones we have.

Yet everytime you or the Travler write an article regarding ACI, you fail to disclose the fact that the Traveler owns shares of ACI. Something like 100 shares corrct?

You know ACI should sell that land to the City and Taxpayers based on a "Fair Market" value for unimproved land and probably more than (the appraised value) what they are paying on taxes to the County!

But, being the "Land Speculators" (Sharks) they are they want their "Speculative PRICE" and then pass themselves off as "DEVELOPERS" to make even more on that land.

So they would really like to know "Whats in your wallet?"

Nice to see the socialists and communists out there trying to dictate business. It would be nice if we could go back to businesses making profits. Why do people in general think they deserve part of it, or should control how other people do business? This isn't the America I was raised in

Do all the naysayers want some cheese with their "whine"? Quit pouting and do something for yourself. Are you naysayers really that ignorant about business or are you just that unhappy with your lives and yourself?

Do some research, develop a plan, and take action. You have the exact same opportunity to "speculate" or "develop" property. There are no laws to prevent a local citizen from developing a business or area similar to those that have been discussed in the past. Maybe its easier to complain than to do the work required to make things happen. And NO YOU ARE NOT ENTITLED to ANYTHING! WORK FOR IT!!!

I think thats exactly what the taxpayers should say to ACI's plan!
